As a landlord or property owner you have a duty of care to ensure that your property is safe for anyone staying in, visiting or working in the premises.
Under the Health and Safety at Work acts and the Control of Substances Hazardous to Health Regulations this extends to risks from Legionella bacteria.
As such a Legionella Risk Assessment can help identify possible areas where the bacteria could thrive.
So whats involved in the Risk Assessment process? We will -
- visit the property to assess the hot and cold water system as a whole and in its individual parts
- check all operating and distribution temperatures
- assess the condition of any assets on site
- produce a full Legionella Risk Assessment including -
- simple schematic of hot and cold water system
- asset list
- guidance on urgent / advised action if required
- Report will also include guidance for ongoing monitoring requirements on a monthly / annual basis specific to each premises.
All of SWLRA's equipment is fully calibrated to ensure accuracy of testing of areas such as hot and cold water temperatures.
If you would like one of our assessors to complete a legionella risk assessment for your property please fill out the contact form, email us at
